For annual contracts, a setup visit is included to baseline the property — recording existing readings, appliance counts and any immediate findings before the contract begins.
Dean visits every month. Fire safety checks, moisture readings, alarm tests — all carried out on the same day each month wherever possible for consistency.
Every visit produces a digital report with photographs, readings and any actions required — delivered within 48 hours and ready to forward to your agent or council.
Portfolio discounts
VCT rewards loyalty and volume. Portfolio discounts apply automatically when you put 5 or more properties on any monitoring contract — and they apply to the whole portfolio, not just the additional properties.

What happens on each visit
Every monthly visit follows the same structured process — so nothing gets missed and every report is consistent.
Emergency lighting flick test on every fitting. Smoke and CO alarms tested and recorded. Visual inspection of common areas — fire doors, escape routes, extinguisher presence and condition.
RH% and temperature recorded in every room using a calibrated hygrometer. Moisture spot checks on external walls and vulnerable areas. Quarterly full damp inspection with photographs.
CO₂, VOC and RH% readings using a BESA-calibrated instrument. Legionella temperature monitoring on hot and cold outlets. Annual legionella risk assessment lodged on the LRA Register.
