Do I actually need a damp survey?
If you can see a one-off issue with an obvious cause — say a recent leak — you may not. But if damp or mould keeps coming back, a survey has flagged it before a purchase, a previous treatment didn't work, or you simply want to know the real cause before spending money, an independent diagnosis is well worth it. A quick assessment from £185 will tell you honestly whether a fuller investigation is needed.
Is it rising damp?
Probably not — rising damp is real but far less common than the industry implies, because the firms diagnosing it usually sell the treatment for it. Most damp turns out to be condensation or a penetrating defect. We diagnose which mechanism you actually have using moisture profiling, thermal imaging and dew-point analysis, rather than assuming the answer that sells a product.
How are you different from a free survey?
A free survey is a sales appointment from a company that sells damp-proofing. We're independent — we charge for the diagnosis and have no treatments, remediation or building work to sell. Our only interest is getting the answer right, so there's no incentive to over-specify expensive work.
Do you carry out the repairs?
No — and that's deliberate. We diagnose the problem and tell you what's needed, but we don't sell or carry out remediation. You can act on the report yourself or hand it to your own contractor. It's what keeps our advice genuinely impartial.
How much does it cost?
Damp diagnosis starts at £185 for a focused assessment, £275 for a standard diagnosis, and £450 for the full traditional-building specialist report. Pre-purchase reports run from £450. You'll always have a fixed quote before anything is booked. See the prices page for the full list.
How quickly can you come out, and when do I get the report?
We offer same-week appointments across South Wales, and written reports are typically delivered within a few working days of the visit.
Do you cover my area?
We cover Bridgend, Rhondda Cynon Taf and the wider South Wales valleys, including Porthcawl, Maesteg, Pontypridd, the Rhondda, Aberdare, Merthyr, Caerphilly, Neath, Port Talbot, Swansea, the Vale and Cardiff. Travel within the core area is included; longer distances are agreed up front.
Can you survey a listed or pre-1919 building?
Yes — older and traditional buildings are our specialism. We assess them on how they're built to breathe, use minimally invasive methods appropriate to protected fabric, and never recommend anything that would damage the building or breach listed building consent. Where works would need consent, we flag it and refer.
Can a report help when I'm buying a house?
Very much so. An independent pre-purchase damp report tells you what's really going on before you exchange — useful for peace of mind, and as evidence to renegotiate the price if there's a genuine issue.
Is mould a health risk?
Damp and mould can affect respiratory health, which is exactly why getting the cause correctly diagnosed and resolved matters. We identify the source so it can be dealt with properly rather than just painted over.
